Insulation

The insulation in this house left a lot to be desired. Some of it had absolutely nothing (crazy, huh?), and the rest was just R13. So, to bring in the New Year, we decided it was high time we added an extra layer.

For those of you who have never had to crawl around in a small attic space, balancing on rafters, breathing in fiber glass and dust, you're lucky! It is one of the worst and most uncomfortable jobs. It took us three days to finish the whole house, but now that it's done we're happy.

We have between R32 and R38 over the whole space and it has made a big difference to the overall warmth of the house. We didn't get many photos of the task, as we had enough to contend with without a camera, so I just have one pic taken through the attic door.

Tank finished

SANY6830 Well, the hot water system and bathroom are now totally finished.

We put radiant barrier around the tank, then insulation (R40), and then built a box around it all, which we stuccoed, waterproofed and painted.

The water now sits at about 115 to 120 degrees. It is too hot on its own. We can take showers as long as we want. If we leave the floor heaters on all night the temperature drops to 95 degrees, but heats back up to 120 by 10 or 11 in the morning.

Insulation and Sheet Rock

First, we put up the insulation. We stapled black plastic to the top of the ceiling framing and then put 8 inches of polystyrene on top of that. Made sure that the two layers of polystyrene overlapped, so the joints are covered by the layer on top.

We then put up the sheet rock on the ceiling and interior walls. And all of a sudden, there are two rooms separated by a hall with stairs. It's also now holding in heat and is very comfortable to work in, even on cold and windy days.

We started taping and filling the joins and screw holes, but didn't get that finished.

Temperature Controls

Because we live off the grid, energy and water efficiency are a priority. We have thus designed the house to use as much natural heating and cooling as possible.

First of all, the insulation helps keep the inside temperature constant. For example, when it rains at night here, the temperature outside can drop 20 degrees, while inside it will only drop 3 degrees.

Secondly, we have built eaves on the south side that allow sun to enter the back of the room in winter, when the sun is low and the warmth is needed. However, in summer, when it's hot and the sun is high in the sky, no sun comes into the room. Seeing as most of the south side of the house is window (all double-glazed), this will significantly help our temperatures. The excessive windows also help with minimizing the need for turning on lights. Even on a super cloudy day, no light is needed.

Thirdly, we have buried the north wall of the house up to about 5 feet. This is where the kids' rooms will be, up a flight of 8 stairs. The buried wall has incredible thermal mass, thereby helping to keep the interior temperature constant.

Fourthly, before filling in the dirt on the north side of the house, we buried pipes that loop from the living room to the kitchen. Because the temperature underground remains pretty much constant year round (like in a cave), they will be much cooler than ambient summer temperature and even warmer than a cold winter's day. We can put a small DC fan on one end, and cool air will come out the other, making it an extremely energy efficient air conditioning. Furthermore, we will be installing ceiling fans in a couple of the rooms, for any super hot, still days.

Fifthly, when we lay the brick floors, we will be putting pipes under the brick, whose water will be heated by solar water heaters that we are going to install on the south side above the kitchen. This will also be our source of hot water for the kitchen and bathroom.

We haven't yet seen a winter in this house, but we are very happy with how it performs in summer.

Pouring the roof

The roof is now truly underway.

Abe and a couple of others put 8 inches of polystyrene over the whole thing and covered that with black plastic. They then put rebar and remesh over the plastic, and tied that into the metal framework of the gutters.

I'm still not able to help much on this kind of thing after my operation, and I hate not being involved. However, there were a couple of days when I was kind of glad - the days when they were up on the roof and it was 100 degrees in the shade (it's usually low 90s at the moment). All of them looked like they'd just spent a month at sea!

On Wednesday, 6 people came to help. We had two on the mixer, one moving the wheelbarrows to where they were needed, two passing the concrete up, and two on top, trowelling. I kept waters filled and got things people needed, Leo perched on my hip.

The mix we do is 12 shovels sand, 4 shovels cement, a big handful of concrete fibers, and a handful of a waterproofing additive. They did 47 loads in a little over three hours, giving us a brand new concrete roof. They then poured and trowelled the slopes of the gutters - a two inch rise over 30 feet. It was a good day.

We'll put another cap on the whole thing before painting it, but this was the big hurdle. At least we'll be able to walk on it without scaffolding for the next layer.
